Also be aware of the square footage of the properties, as there can be a pretty large variance...also be aware of the styles as for instance a victorian rowhouse will likely have a higher arv than a federal style row house.There are other parts of Frederick you could probably flip in, but the smaller size of these downtown rowhouses really helps to cap your repair expenses since there is only so much you can spend in those small things.

Copper needs a 'compression style' while galvanized uses a 'pipe thread style'.The compression style looks like a Nut and the copper pipe just disappears into it.Pipe threading is obvious.

If you want to learn how to comp a property there's a whole lot of resources available here on BP and even on Youtube.I suggest you read past "Step 4" in the article for this guy's comp strategy:https://www.biggerpockets.com/renewsblog/2014/04/2...With that said, It's an art not a science really as almost everyone has a different style of comp'ing properties and if you ask an agent to show you how they do it, it'll only be so helpful as your resources for getting data will be different.

Create a database of those listing on Craigslist with all relevant info (price, bedrooms, bathrooms, style, etc.) and be sure to note the contact information for the landlord.

I recently looked briefly at a parcel a newer developer was looking at that could support something like 20 units/ac for 34 total units, but he wanted to do townhouse/duplex style buildings on their own lots.
