Very likely (unless your situation is truly an unusual one) you can achieve whatever liability protection / coverage that you need through standard liability insurance and umbrella coverage (if really necessary), but then you couldn't pretend to be a player, so of course that would never do. :) Sorry for the obvious sarcasm, but the fact remains, you really don't need one because if you are like most folks you can achieve what you need to through other much more efficient means.   

If you held it for less than a year, it will still be taxed at ordinary income rates (short term capital gains really just means ordinary income rates).The fact that it was in a single-member LLC does not really matter; it will be taxed as if it was in your name because the federal government disregards single-member LLCs (pretends they don't exist).

Total sabotage.They'll play nice with you on the phone, and pretend to have your best interest in mind, but they're completely full of it. 

Pretend you don't have 22k and learn to make it in this business with out that money.  

I've had brokers call me and pretend they may have someone interested in a property of mine but really are just filling their database with my info.  

Ok, let’s pretend for a minute that, rather than partnering with existing tenants, I know someone who wants to own a house/apartment but doesn’t have a big enough down payment.

I will watch again and see how they pretend to be couples in the show.

If you pretend to not be an investor than it would be a bit awkward to ask them for referrals.
