Even if you don't allow it you'll go over one day and a TV will be up there anyway lol.During the initial walk through of the house I tell them if they want a TV on the wall, let me know the size of the TV and where they want it.

Home Depot was easy to work with and they ended up lowering their initial price for my kitchen from 2900 to 2100 and gave me a $200 Home Depot gift card for the number of problems we had with missing parts.

They also made a seller finance offer which initially looked better but in the end,  didn't really save all that much money in capital gains  (like $60k) AND keep in mind,  state capital gains are due in the year of the sale and any depreciation recapture is due in the year of the sale.

Here's how they work: they advertise a low initial cost of $499 for a 30-yard dumpster, but in the fine print, it says you'll pay extra for any weight over 3000 pounds.As a first-time home renovator, I assumed the 3000 pounds would be more than enough and ended up paying a lot more than I expected.

The short term rental is more aligned with my long term goals, but it is just skipping ahead by a few years and skipping over the 3 long term rentals I had Initially planned for my portfolio.Do I keep the property and maybe drop the rent under market value, while also coming about of pocket until we find new tenants, or sell and use the equity towards short term?
