I didn't see your post until today. 30 - 45 days should not be an issue.This is the reason why I personally have built a buyers list of qualified buyers who can close with cash in 10-15 days (its never really that short between sorting out title issues, sending contracts back and forth, etc.)I feel comfortable telling the seller that although the contract says 30-45 days we can more than likely wrap the deal up in 10 - 15 business days barring any unforeseen circumstances.@ Tommy - I took a look at the cost of those leads. 25 leads a month for $150?

I’d recommend running your numbers with these extra expense assumptions to see what actually pencils out.If you’re worried about budgeting for capex, you can either buy new construction (which, if built well, won’t require capex for at least 5 years) or work with a turnkey provider, who will budget capex items for you on their end.In any case, my experience is that deals in Alabama and other Sunbelt states are still working out, but higher cost-of-living places like Fayetteville or Austin are probably out.

If it did not, I would have insured that my buyer knew that before writing the offer, and we’d have built it into the offer if buyer really wanted any of that paid by seller at closing.
