I am a veterinarian and absolutely love my career, however I feel strongly that real estate could be an excellent side-gig or even perhaps a great way to move into a second career whenever I'm ready to retire from veterinary medicine. 

While qualifying for a HELOC is dependent on your home equity and your credit score, good or excellent credit makes it easier to qualify.

I just started applying for lending and have excellent credit with zero debt so it shouldn't be a problem. 

One of the virtual brokerages may be a good fit.

My experience on the forums is that everyone who touts a one-sized-fits-all system is (when you look at their profile) a paid teacher, coach, guru, etc.

So I feel it's not a fit for everyone.

Buyers agents may start to get more creative on the payment of their services by offering a la carte pricing, flat fees, and hourly services to better fit their buyers budgets. 

Have your brokers made calls to tenants in the area that they feel might fit well in that space?
