I just encountered a new record (for me)...submitted a highest and best over the weekend, and the REO agent (who my wife is friends with) called us today and told my wife that she had over 50 offers on the property over the weekend.Property was listed at $35K, needed less than $5K as a rental ($950+ market rent) and needed about $15-20K to make it a nice rehab with an ARV at around $100-110K.

I think you should consider his offer, perhaps come back with a little more aggressive ramp down to 50/50 as a negotiating position, but he is in the catbird seat on this.Now, I won't even bring up the challenges you might encounter when doing business with family members... =)

On a couple of occasions we have encountered concrete block/brick firewalls between units.Dividing/Common walls are required to be fire rated - typically to 90 minutes.
