The only drawback to buildium is that it doesn't manage your company books that well.

The drawback is that I do have to wait for a year or two but it will feel great to get that check.The other scenario is I have a client who I did some work for on his rental property.

The main drawbacks to this are that it is very much not passive as this would likely be a full-time job for 3-5+ years to get it stood up, your new entity would be responsible for upkeep and repairs for the next 20+ years, and once the Power Purchase Agreement (PPA) is up you'd be responsible for disposing of the aging equipment if they don't want to re-up. 

The biggest drawback tho the eQRP is that I am free to waste my money or make purchases that get me into trouble if I please...

You'll find many quit-claim the deed to an LLC after closing to accomplish what you are after, however, there are drawbacks.  

That was the biggest drawback I saw with all of the other sites.

A non QM DSCR loan only looks at monthly cash flow, and your credit, much easier to qualify for compared to a conventional loan - only drawback is there's usually a bit more expensive, discount points charged. 

The desktop was okay, as good as QuickBooks can be, but the drawbacks for me were the inability to access it from the road (desktop version lived on my desktop at the office) and maintaining the backup files. 

The one drawback about purchasing one of the city owned properties is that it will take about 2 months to close due to bureaucratic red tape, I was hoping to be almost done with rehab by now.
