Equity does not increase cash flow it reduces cash flow because the cash must first be paid it's pound of flesh.Opportunity value of cash is far higher than any prevailing interest rates.

The technician even wrote on their quote that the compressor and refrigerant was a "Band aid" repair and suggested that they purchase a new unit from them.The AC system is sealed, so if it is low 4 pounds that means there is a leak.

The two banks I have done business with in the past (both local, one a CU) won't touch HELOCs on investment properties considered too risky.While I agree with Tony's advice on starting with community banks, I wouldn't waste my time pounding the pavement.
