Ya but that's nationwide.There's specific issue related to Austin which is oversupply of SF and MF unit; combined with reduction of migratio.Check Resiclub analytics, your market has the more anticipated inventory supply side.

They do the analytics baed on my base rate and the software pretty much pays for it self.

My reformed accountant's analytical brain still loves spreadsheets :-)

I'm pretty new to the Real Estate world, I have an analytics background.

It certainly show some impressive analytics but it is impossible to quantify exactly how much of my business has been generated from those ads, its simply looks and clicks.That being said, I had trouble with the payment process, I had some promotional coupons and they ended up running out and they never really notified me of it and I ran it a little too long (oops).I got some pretty decent results from paid facebook promotions for posts.- Dale Moody

Those House Canary reports do look pretty nice with all the analytics and forecasting though.

With all due respect, it is presumptuous to make predeterminations on the analytics of my portfolio without having familiarity with the portfolio, the numbers, and the specific deals comprising the portfolio. 

House hacking is excellent, as almost everyone here suggested, but in case you're an analytical mind like me I'd like to toss out a slightly different approach to give you more options to consider.

As an engineer I am overly analytical and get stuck in analysis paralysis.
