As far as full disclosure up front there seems to be a lot of fear from folks as far as getting under contract on a property without knowing everything up front.

I think back to when I didn't, I made more decisions that had fear as a variable... when you have the ability to ebb and flow, I think you're more likely to make sound decisions based on facts and numbers.With that all said, I personally will never mix my personal home equity w/ business and/or REI or other investing.

My biggest fear is being able to get financing, as I had to file bankruptcy a few years ago due to a failed business (which in itself makes me gun-shy, too...).

I know, which is why I'm taking it upon myself to combat this "fear" I guess you could call it.I guess what I could do is try to always keep a piece of paper near me, on that paper have a ballpark idea of what I am looking to spend, and what area I would be most likely be looking into, as well as how would I go about financing (now on that part, I most likely would want to work with a broker, since there's a bit more flexibility) since I would be going from "rags to niches to (hopefully) riches."
