Not sure how old the home is but you definitely want to check out the roof, electrical, water heater, heating and air conditioning and plumbing at the very least.

landlord's neglect and how they were paying more in electricity (electric heat) almost than rent ($1,500/month), saying how they were given no fridge, heater, A/C, etc. and had to get everything themselves.

BUT it had boiler heat so no coated vents or evaporator furnace coil coated with nicotine.On another we had to literally take it back to the studs & remove the old drywall.

Does not have any performance clauses (work requirements) but you can edit them in.I strongly suggest you find a way to fix this house, at least, heat, ac, plumbing, sewer/septic and electrical.

The oil tank had 200 gallons in it , I had to help him pump it out , he will use it in his equipment  ( heating oil is diesel fuel ) .I will use the conditioner right away on 1 rental with hard water . the rest of the stuff will be replacements for other rentals I have .
