I appreciate you want to grind on the numbers, but for small MFRs, your tool would make me have analysis paralysis. 

I find I work (research and due diligence) better late into the evening when the kids are back, my wife is asleep and the distractions such as noise, calls, etc. are down to a trickle.

If a sensor makes a sound with no ear to hear it does it really make any noise?  

(Like if I didn’t call and make noise I wasn’t going to get my money.)Finally a little under two years in, the payments just got so behind and one month it didn’t show up.

The corporate grind has lost it's luster and it's now time to start working towards living life rather than living to make another person's life enriched through my labors.Recently, I've had a need to become educated in real estate investing and to date have read most of the Bigger Pockets books as well as the Rich Dad series.  

They have insulation that stops noise and is fire proof.Could get expensive unless you can do some of the  work .

I would report it to animal control, particularly if they are making noise or potentially threatening to anyone.

Of course its a lot more grind but its very possible and you would be financed through the owner of the property who will probably have less strict lending criteria than most banks.

Residents may not like the noise and commotion of a market garden.

And even if you're off, you'll be off by the same amount on other like properties you analyze so it's still easy to see how property A is priced vs. property B.But all of that is noise after a while.
