This is a very broad question but to give a general answer, the reason why they exist is to finance properties that won't fit the typical bank credit box.

I'd suggest reaching out them and making sure they are a good fit. 

You could keep wholesaling, finding deals off-market, and buy one of the deals you find that fits your criteria. 

I would imagine that a sober living operator would love to check out the property and see if it is a good fit!
