Another thing I would consider as you look at where to invest is try to think through how the investment might perform in a down turn, so not just right now when things are red hot and everything is renting for top dollar with very little time on the market, but how durable is the cash flow and the desirability of the unit when supply catches up to demand and the economy cools off a little. 

Again make sure it is done, i.e. looks good, is comfortable, durable, etc.

Sea containers you can buy pretty cheap if you get used, but if you don't paint them or do any work to them then they generally don't look very good, however they are extremely durable so they are also good to get into.

I've read all the debate on carpet vs non-carpet flooring and most of you all side with non-carpet for durability and maintenance. 

Way more durable, will certainly save you money in replacement costs, not to mention in lost time between tenants, and I would also argue could attract a higher quality tenant!

I would buy the most durable, sturdy and simple model.

Porcelain tile is the most durable, water resistant, and will last the longest.

I think terazzo would look better but worried about the durability of it with tennants
