Who is your target demographic if you do an STR?

Personally I scan the MLS every night in my target markets.

They knew and supported what I was trying to achieve, and worked to find solutions with me to make the financing work.

Those type of buyers are trying to beat the bank for yield they can get there.I typically ask what a potential clients goals are with their current income from a job or business, age, family info, how much passive income they want to eventually achieve annually, current net worth, and liquidity levels.

Are. next to impossible to achieve equitably.3.  

(Note: These are non-negotiable requirements) Other Incentive ProgramsSmall Business Improvement Fund: Best thought of as a storefront/small business rehabilitation program, this small grant program ($150,000 for commercial properties and $250,000 for industrial properties) is targeted for smaller renovation projects and can cover anywhere from 30-90% of the cost of remodeling a storefront facade, roof replacement, major systems replacements (HVAC, plumbing, electrical, etc.) or an individual interior space build-out within a larger building to get it tenant ready.

We’re targeting the Florence/Hebron/Burlington area in Boone County, Kentucky, near Cincinnati, OH.

To be honest its mostly not for self managers (though I am open to it) - the target is mostly for small PM's looking for help to scale. 

Utah is ground zero for these boiler room operations.. just another money grab for those dreamers who think they should be able to do real estate deals with non of their own money... those folks that reply to these are the easiest targets and have 3 to 5k in their credit cards..

I'd like to add "preparation time" across all channels for our property (AirBNB, VRBO, direct)... ensuring that there is a 1 day gap between bookings (no same day turns).I've been told I should be able to achieve this result with the "Adjacent Day before/after an unavailable night" feature, but I'm not able to get it working.Anyone know how to make this work?
