I have many tenants that after seeing their decor, clothes they where, etc that I know we have a lot in commmon and could probably be friends, but I would never.

Mold is there because they lock the door after the wash cycle is complete or they forget to remove washed clothes promptly.

If I can change a hot water tank, replace a whole toilet, and add a 2 phase outlet for a clothes dryer surely you can do some of those minor things.

So the appraiser walks in and your very nicely renovated home has crap all over the place.. cloths on the floor kitchen dirty etc etc.. so your not putting your best foot forward for your pictures and appraisals. 

Tenants will complain if they are not cleaning clothes or if they damage clothes.

With a dozen properties over 20+ years I have self insured one claim for $2100 (clothes washer overflowed and caused a small flood.) and I’ve made 2 claims.

It us hard to believe that we own all C+ Grade apartment buildings and also have many tenants who steal other tenants mail, packages, rob cars, put slugs in washers and dryers, stole the entire set of 28 mail wall-mounted mail boxes and a few days ago we found a piece of a coat hanger in a clothes dryer that was being used to get the dryers to work for free.So, I went on Amazon, purchased a surveillance camera that is also a USB charger that plugs into a wall and I installed a wall plug receptacle on the side of a light fixture on the ceiling so it was not noticeable.

Wear clothes you don't mind getting dirty.
