I did find two ladies interested at a networking group last night.

Nice lady, 70 years old.  

I would call that middle class at least, and that's assuming 0% interest on that initial $3.5M.So, you're ***-u-me-ing perfect health, no injuries / accidents, no natural catastrophes (hurricanes / cyclones, wild fires, volcanic eruptions, ... at least two of which are common in HI), vehicles which last forever and never need to be replaced, destruction-proof housing and furnishings, ...... and if you CAN live that lifestyle in HI on $100K / yr (most people can't in ANY state), why are you not teaching personal finance at the university level? 

If you sell it right to them and (downplay that you just bought it) they should base everything on the current value.The appraisal/evaluation is the wild card. 

It's nice to see another lady making a difference for herself.

The 3 bedroom is vacant and we plan to renovate (approx 5-6k in renos) and the 1 bedroom is already rented to what appears to be a nice clean older lady who has been there fro 6 years.

There is also some room for upside on the $900 unit as the current property manager currently lives there getting reduced rents, but I don't want to get too fluffy with my assumptions.Owner: older lady who has owned the property for 20+ years and wants to retire/cash out.Tenants: all (except the property manager) occupied by long-term, older tenants.  

I get there and he never shows and the sign is gone, but there is an older lady walking around the yard.

I checked out one a few months a lady in washington selling a place ,not hers, in glendale arizona, 

I had this happen to a lady who moved in without her estranged husband.
