You won't find a deal where you live for free, but if you can live in a great neighborhood at a reduced cost of living that is a nearly risk free way to get started in real estate. 

But from a moral & ethical perspective, you may want to decide at some point to just eat it and accept write it off as cost of doing business.

North of Patterson Park, the first block is OK, but then gets worse each subsequent block up.
