It's crucial to understand and follow local laws regarding deposits, documentation, and timelines.A local property manager I knew had a lot of questionable and shady practices, but the one that ultimately led to his downfall was poorly documented and unjustified security deposit reconciliations.

After 6 weeks of horrible follow up and conflicting information about how many times they showed my property, the “supervisor” let me know that they’d actually been lying and had lost all of my keys so had not shown the property after-all.

Simply write the tenant prospect the following letter and be done with it:  Hi [Prospective Tenant’s Name],Thank you for your interest in renting our property.

If I was looking for a PM, I would ask the following:1. 

Hard money I view as more institutional and have strict term sheets that they follow. 

Goes with the job, I live and work in the territory I work in.The following things I believe to be true: you could definitely do this; you will definitely take on more risk.Food for thought: building a strong network of folks you trust would be a must.
