I think that "never touching debt," mental philosophy was a strategy to grow equity in properties but times are different right now given the inflation and money you can recooperate back today through lower payments (a recast, IE the topic for this thread) or tax advantages through a huge cost segregation/bonus depreciation is much more valuable than money tomorrow.

Terry,My philosophy is to take rent increase when you can, but to balance it with the following items.- Year over year expense increase: insurance, tax, and maintenance.- Cost of a turn in case the tenant decides to leave and when the breakeven will be.- Your next acquisition, keep in mind the ratios bank like to see.
