Any feedback is welcome to try and salvage the excitement and glory of my first multi-unit. 

In my market, multi's often sell for less than single family homes.  

One small multi at a time. 

Multis are also sold off-market and your agent should be networking with other agents and investors and keep a pulse of who will be selling.

But I once did one to save a couple thousand bucks, and it cost nearly that much just to hire the Qualified Intermediary.Also, I found myself wanting to move into the property I exchanged, which is a no-no without allowing a couple of years to pass under a safe harbor.

I am just getting started on analyzing the data, however I am keen on investing in this area... specifically in small multi-family (no more than 4 units).
