Make sure you hire a licensed architect, this project will need a building permit, and non-licensed designers cannot apply for a building permit. 

Also, do I need a business license to form an LLC  company?

Have you thought about purchasing rental property or getting your real estate license?

depends on the state - as some states allow a loan officer to be a 1099 employee but if you are a W2 then it probably makes it more challenging.What states are you licensed in as we may be looking for some 1099 loan officers. 

If you're working with mobile homes attached to land, you may need to get licensed to do what you're doing when structuring it this way. 

A license isnt the end all be all.

Where is your driver's license, where are your bills sent to, where does your employer pay you your income, etc. 

So as a licensed Broker, and Expeditor with experience in dealing with investments/investors, distressed homes, and multifamily violations here in NYC I can tell you that your plan is pretty sound but the fine details of how it is executed (types of locks you use, how it is divided etc) matter here in NYC.

I don't plan on representing others.- Is the license itself intrinsically useful for networking, or does nobody really need a rookie agent?
