@John LynaghI am confused with some of your posts - I am reading that they have saved or come close to saving 35% in the past 3 years but then I read they only have a budget for 1 month of activities.I think you need to present the financials of the coop/condo to a professional and get their judgement.

I’m trying to find an attorney in the central Texas area (New Braunfels or San Antonio) who can get the judgement abstracts and pursue debt collections themselves- a packaged deal.I’m struggling to find someone.

If they have done things like this before there may be outstanding judgements and warrants so there may be people very interested in knowing where these people are right now. 

If I owned single family (I don't) I'd consider dogs.If you think someone might be a smoker instead of asking if they smoke ask them how many cigarettes they smoke a day (picked that one up on the forum).Check their social media - if you see photos of a dog or cat that's significant (could be a parents' pet so use your best judgement) or photos of them smoking and you'll have your answer. 

So is the 70% rule a judgement call basically?

If there is, any heavy rains will cause water levels to increase upstream and all of that will funnel into the creek downstream-and it won't just be water from one area.  

Not to rain on your parade or anything, but isnt it your responsibility to know the room dimensions on your property your purchasing?

Keep it short and non-vindictive (judgemental?). 

Weather/rain/ice/sun are brutal on buildings.Once you have those CapEx funds built up to a comfy cushion, then you can start focusing on aggressive debt pay down or saving for expansion.
