What did the agent say specifically... are they willing to work with your or was it more along the line of they are already working with oxford and don't need any more investors/ agents involved. 

We currently use an insurance broker that covers while in rehab and then adds loss of rents later once applicable, but communication is difficult when there is a broker involved.

@Miguel Del Mazo MANY investors who get involved in managing other investor's properties make the same mistake you are making - they SEVERELY underestimate the time it takes and UNDERPAY themselves!

The highest performing short-term rentals have a design eye, their photographs weren't shot by an amateur's iPhone, and they offer more than one extra that others aren't (hot tub, sauna, views...).Create a differntiated Airbnb, and you'll outperform others ... be that first page or second or third.

The experience of generating consistent cash flow from that rental property opened my eyes to the potential of leveraging real estate as a long-term wealth-building tool.

In my eyes, this project is as risky as it gets, even though the borrower was also a real estate agent that was waiving the listing side of the commission.

I realize you are a ways away but if you get an attorney involved you are looking at more time and in my experience, most people are never are happy with the out come.

Anything related to tax deeds deals with paying back taxes, potentially involves bidding against other investors, and had some delays in acquiring clear title to the property.  

Disclaimer - I just know about it - I’m not involved in it - but can at least advise…Most of what you are seeking are called hard money lenders.  

We've done something similar by offering local coffee, tea, snack baskets, bottled water, local pastries, and seasonal flavors (pumpkin spice, peppermint, gingerbread, etc.) which have been a big hit with much less risk involved.
