Once i started my marketing and leads started to pour in, I quickly realized that there is PLENTY of opportunity out there, you just have to be willing to put in the work to capitalize on them. 

We have family we can stay with so we're not in a huge rush on the buy side but here are a few ideas we're throwing around.1) Look for a SFH in an area with a lot of appreciation potential in the next few years (thinking Inglewood in light of the new stadium and all the development down there) 2) Look for a 2-4plex in Torrance/Redondo area- live in one, rent the other.3) Look for better cash flow and lower purchase prices out of state- would focus on MF properties.Once we narrow down which direction we're going in, I will absolutely reach out to those offering their services/expertise.

The area I invest in is a gentrifying city, so there is plenty of work to be had for someone who wants this kind of work.

The forum you posted in is investors all over the US, most of whom have never even been to Bergen County.

The location I am looking in is in a low income census tract so there is no income limit.

My friends grandpa had a duplex built almost 40 years ago and lived in 1 side while renting out the other,  the first tenant who moved in is still there.
