Well, need to stop relying on the sites to tell you as you have discovered they are often not in agreement and in more frequently wrong.

Invermere is the central town on the 93/95 corridor (Golden to Fernie) and its surrounding towns are mainly frequented by Calgarians for at least overnight because it's a 3-hour drive so tourism isn't likely to go down, if anything up because of the boom with Covid.

The other option I was looking into was Multi-Family homes, but in Massachusetts my $80k is gone in one swoop and the house would be old (means more repairs more frequently).

You'll have to have a larger downpayment: 25%, usually a higher interest rate, and often but not always a shorter lending period: 20yrs is frequent

Her older kids talked her into a liar loan then took the refi money and she could not make the payments ( pretty common kids do this to their parents quite frequently actually).. hires a wholesaler that is going to bail her out.. wholesaler does not come through she lose's the house and I buy it fair and square at court house.
