The days of the Wild West in real  estate are gone with lease and option to buy contracts, take a down payment, wait for the buyer to default or setting them up to fail, then rinse and repeat with the next buyer, with new predatory dealing laws, this becomes a scam.

I have a loans lady who does all my loans stuff and she shops it around and gets good rates and I am happy with her service and can really recommend her.  

The current tenant is very aggressive, she yells, and makes wild threats looking for a lawsuit. 

There is nothing more intimidating than attempting to jump into the wild, wild west of real estate investing when you are first starting out.

I also had a lady stop me at the mall who inherited a property with back payments.

I'm not saying it's a wild idea, but there must be an interesting story behind this deal!

Lady complained about our pet deposit policy, but she has 2 bullmastifs.

The other half has a nice,retired, and disabled lady on a fixed income who's not going anywhere unless some unfortunate, sad events happen.I've been living and renting out this duplex for a year now, and its solid, no issues, and essentially turn key.

I did find two ladies interested at a networking group last night.
