In 5 years, I expect to have all my expenses paid for by passive assets and my W2 job will be pure "profit", while my buddy will have just eliminated a single expense by paying off his house.

Considering its not really pure profit, you still have to manage the house and renters!

Many are likely to be renters and will be struggling to make monthly payments going forward.When contemplating an investment in small multifamily during and post-crisis...how target rich will be distressed sellers holding small multifamilies with incomes based purely on market rents as opposed to subsidized Section 8? 

Therefore, the purchase or sale decision of individuals is not as free and pure as many people perceive it to be (including misperceptions from incompetent appraisers sometimes).
