made an offer on a property only to find out later that one of the units was going through an eviction.tried to extend our inspection contingency to no avail to buy us some timeended up not being able to come to terms on how to proceed with sellerthe last HOUR of our inspection contingency the seller offers to try and buy out (cash for keys) the tenant the next day (he had a property manager handling the eviction and wasn't even aware of it initially).i get a (risky) oral agreement that even though the contingency window had passed, if the plan falls through my client will still get their EMD back the next day the seller ends up buying out the tenant for a bit over $3,000 and now we can move forward with the deal without the headache of a problem teanant/ picking up an eviction.

In your unfortunate case, the amount probably exceeds your security deposit, so then you will have to decide if you will initiate a suit for damages.

My Vrbo account manager sent me this today:There are substantial cancellation fees if you initiate a cancellation.May of this year they also listed a temporary 7-day suspension of your listing.They really really don't want you cancelling a booking.If something comes up try to get the guest cancel the reservation.

That could be a very well invested $100 or so.Additional expenses I add are municipal inspection fees, inflate the cost of all repairs if your prop mgt company is handling them for their load onto the repair cost and utilities while you hold the property initially and with turnovers.Overall, I wouldn't say this is a bad idea if you know what you are getting into and are comfortable with it.

However the key difference is leverage, so if you buy 50k worth of stocks, and it goes up by 10%, you have made a 10% profit, or 5k.However, if you had taken that 50k and used it to put a 5% down payment on a 1m duplex, or quad where you plan on living in one of the units, and that 1m property goes up in value by 4%, then you have made 40k in equity, which is an 80% returns on your initial 50k investment.
