Everyone will want a piece of your pie and because it's a "new" industry, there are all kinds of "solutions" that a lot of people will "save you money" or "make you more money".   

I attempted to wholesale 40 acres in Broken Arrow, OK and the best piece of advise I can give you is to spring for a survey...every potential buyer will ask you for it and none of them will want to pay for it.

So there is that extra piece you will need, and then each state will require a state tax return as well.

I don't think that's necessary, but it gave me piece of mind to have someone representing me do it.
