Most investors that build wealth over time are value investors that 1) don't lose money 2) get slightly above average returns over time... consistently. 

This affects which strategy you could pursue.

These areas may offer more affordable multifamily properties that fit your house hacking goals.Rochester and other distant markets could work for a BRRRR strategy, but it’s a big commitment given the distance.

I found one who's strategies made sense, 10 years later my wife and I have been financial free for about 5 years now by leveraging the concept of house hacking. 

STR and MTR income can't be used unless you've had it consistently for I believe 2 years.

I liked real estate so I got licensed, worked on a bunch of different RE strategies, started developing and managed to get myself stretched thin very quickly again, I basically made the pendulum swing way too far and had to consolidate again to find my path.

HI @Zachary Sakena putting property into LLC in my opinion depends on that strategy you are looking to implement for next property and if you want to leverage property moving out of into LLC.

The only thing I wanted to recommend was trying to find a strategy you like and getting really good at that strategy.
