I just DM'd you about class ratings of different parts of KC which I am of course partial to.

Hopefully the Sponsor is being very conservative in their returns and this isn't just a tight spread offering in a macro MF environment that is looking precarious. 

That class is always full and not only new agents.

Borrowing money going into a rate reduction environment kinda freaks me out. 

I would get a paper map of the city, go and visit with a several different brokers (in different areas) and bring that map- then ask them where the neighborhoods are that are Class A class B class C class D and where the war zones are.

If rentals, Class A, B, C or D?

In the past I have always functioned in the class D space which meant its challenging at times to get very good tenants.

The homeowners of ours that are still winning in this environment are owners of larger, higher-end homes (homes that accommodate 12 or more guests).
