In other words my biggest fear is to put a 20% downpayment may be less, decorate and furnish the place nicely which is easily 20k if it's a 3 bedroom 2 bath,  push it on AIR BNB and VRBO, and then not cashflow positively a few months later.  

Furnishing and decorating is VERY expensive.

I often use $10k per bedroom as underwriting criteria for furnishings, decor and technology to monitor the property.

The exterior needs to be as historically accurate as possible (rehab the windows that have the original glass, time period accurate colors and materials) but they do not care about the interior layout or decor.

The second was a house built in the early 1900s, hardwood floors, cool decorating, 2 bedrooms w/ bunk beds for the kids, almost $350/night and was totally worth it. 

When thinking about setting up 1 or 2 properties, remember that you not only need cash for a down payment, but also to furnish and decorate the property.
