@Ryan Fox - It's pretty unpredictable in my opinion, but I'm sure there are people way smarter than me that can better see/predict what's coming down the pike.  

I know so many people who have been ripped off by contractors.  

Sometimes emails go to spam and simply some people just don't check their email religiously like the rest of us.

These folks also tend to have all of their income and expenses going through a separate bank account so they just need to look in that one account to get everything organized.Self Managed, High Volume, Not Organized at all - this is the type of people that stress out over tax season. 

You'll have a property manager do the management (so you being close to it is not needed).Yes there are risks for some people to go out of state but if you learn the techniques like I have, you'll see it's actually easier and far less risky.

We are planning to purchase a home and convert it into a community living space for people in recovery.

Also look at the area as well in terms of how attractive it will be for people to rent out your units. 

You should state what you want to accomplish and why, so people with those skills might take an interest.  

Also I have seen people paint copper white to make it look like pex or cpvc.
