In other words, if a seller has a wholesaler marketing their porperty and that wholesaler has a partner also marketing it and then you ask to market it for a small slice of the pie, the deal is so conveluted that the end buyer has no room left and the deal often falls apart.

So buying in the DST gets them into something with a slice of ownership on an asset they could not afford on their own.Also sometimes buyers have excess funds such as 1 million down to own directly 1031 and then have 100k or 200k leftover and they place leftover in DST's.It's all situational and each avenue has pluses and minuses to it.
