For large multifamily, the common area maintenance will be provided by the property manager or owner.For small multifamily, there may be a gray area.

Lease term is a bit of a gray area in my experience. 

With contractor prices these days, it honestly is comparable to carpet too which you have to replace mostly every other tenant.In regards to paint, I would go with an accessible gray or revere pewter from home depot or Benjamin Williams  (neutral as Colleen indicated).

Then I add $25 Costco blackout thermal curtains in gray or beige which help the tenant save money.

Even a light/darker gray combo can work and be a little better at hiding dirt.The dark wood is a little jarring to me.

I guess it's a gray area which is why I dont see that mentioned anywhere on BP.
