I think your description is much too long, especially with how short people's attention spans are nowadays.

Nowadays I get below-market-rent listings from the landlords that I am already working with.

Just like there are people that make money in the casino in Vegas..... strike it rich..... but the majority lose....Life happens....... stuff is gonna happen that is gonna cost you $$..... you had better have a back up plan.No way in hell am I taking that risk without a serious back up plan for WHEN...not IF..... things take a turn....

The game your looking at is depending on real estate appreciation, which you would be better to take your money to the closest Casino and put it all on Black (or Red if you like red better).

Bainbridge Island tends to be higher nowadays as well but is still a little more affordable since it is across the Sound.

I'm originally from Albany but live out west nowadays however I do invest in upstate NY.

Details I'm looking at: Budget is 350k; 3+ BR, 2+ BA; Single-Family Home or Townhome; Low HOA; Also looking to rent rooms (House Hack).Amazon workers are not likely to live in Anacostia... that would require them to go over two bridges in order to get to work.... if an Amazonian is looking for cheap housing they are more likely going to look at Prince Georges County in Suitland or Oxon Hill by the MGM casino and then they only have to cross the Wilson Bridge. 

It's just NYC has large barriers to entry in the market nowadays !!
