You simply have to pick the ones aligning with your goals and pivot when necessary.

We're so close to aligning on purchase price, the owner just drives a hard bargain (not the ideal motivated seller but a good acquisition nonetheless).

As you chat with people you might realize some investment strategies sound awful, and others will really align with you. 

I always try to be on the side of the angels, but a deal that can pass the Doom-and-Gloom test is usually much more solid than one that depends on unicorns and candy sprinkles aligning with the planets.

If the cash flows align with your long term goals, then maybe consider keeping it to achieve your 20 door goal.

Perhaps do some digging on other similar units that will more align with your property once the upgrades are complete, so you are competitive with rent rates. 

Long story short I’ve had really great success the last couple years and all of my equity partners don’t have any money left I have a great deal under contract that’s a home run winter rental/Summer STR in Newport RI set To close 11/19 and am struggling to find an equity partnerI have 15 doors, a great track record just in a liquidity crunch LOCs are out of play due to recent refi and banks rulesI have a term sheet for 100% financing @ 10/2 but am worried about being over leveraged to refi and wouldn’t want to exit as it doesn’t align with long term goals although it would build my capital stack by about 125kAny and all suggestions would be great!
