One the the most common contractual consideration elements is mutual promises … “in consideration of the mutual promises contained herein and other good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged…”A promises to pay B the amount of $X on Y date for the property commonly known as Z lot.

@Manjunath D. one data point most people aren't talking about is the size of the Millenial and Gen Z demographics, which are much larger than Gen X (my group).

I like the idea and have pitched it to a few of my investor clients and its paid off however I do have a couple questions on structuring the JV deal.So the concept is being that the investor wants to be hand-off or out of state and can't really be as involved in the project that's when I step in....ill give the investor my commission on the deal and ask for maybe 5-10%+ return being that I will take the deal from A to Z.

I do have it connected to a Z-Wave hub instead of WiFi and it has been rock solid.

After those two options, I see a little bit about Schlage Connect and Yale Assured (z-wave).
