If the property is in Minneapolis,  you can sell to a triplex to an owner/occupant  in a SF/duplex R2B zone and it will conform under the 'accessory dwelling unit' law... or so I was told by Minneapolis zoning department.  

I'd recommend networking as much as you can and find some people investing in more affordable and up-and-coming areas (Charlotte, Nashville, Minneapolis, Phoenix, etc). 

I have often thought that for any multi-unit property the Minneapolis, DFW or Austin areas would be ideal, good income levels, large number of corporate HQs and good paying jobs, etc.

I have a 1928 stucco house in South Minneapolis and I assume it has real stucco.  

I have revitalized 12 properties, mostly in the city of Minneapolis.
