I looked at LendingClub and prosper, but their interest rates and fees were too high for my liking. 

To increase your chances show them the math that all of their prosperity at a later date and allows them to pay their tax at a later date and its spreads out income over the length of the loan instead of it all being liable and being paid at the end of that year after it closes. 

Hi Steve,I know that Prosperity bank does buy and holds and   I also have another lender in my network from First United Bank- they consider buy and holds as well as flips.

I don't advise TK investments even though the cash flow might offer good returns it seems to me the TK companies prosper in the areas where there is a big disparity of prices. 

Cost of living and inflation is always on the rise and my thought behind that is why would I only be a victim of that and not prosper when a neighborhood is growing and so are the home values.I have scouted the areas and in fact met a realtor as I was driving for dollars. 

I’m a pretty green investor but with some hard work I hope to reach the success of other prosperous investors on here.
