Purchased my first (very cheap) rentals at 18&19, then paused to build a business until 29… been at it ever since 

:-)My point is, pause after a small collection of units (5-ish) and see how that goes for a while.

Looks like it has great occupancy stats in the winter so it would offset other markets nicely.What gives me pause are insurance rates.

2 fams are going upwards of 700k.The activity on ocean and MLK gives me pause that prices might be overinflated but I see the potential in 5-10 years. thoughts?

Disclaimer…I’m not in that market.But I think with the cost of a Disney vacation being equivalent to a trip to Hawaii now, and Disney themselves going through somewhat of an identity crisis as a company, I do feel as though many are taking a pause on Disney. 

Either stretch these current tenants out or get the next one to do 15-17 months lease.There's a few things in your post that cause me pause.....why $1750 in rent in January 2018, but $2100 next year? 

Many buyers who have paused their home search during the winter holidays may resume looking in 2023.

I'm currently under contract for a property zoned commercial, not in R-1 or R-2, which is where the current regulations have been pushed back, but I haven't seen anything about a "pause" for the entire city. 

In 2023 we saw several municipalities pause or change their regulations here is a brief summary of some popular OR Coast STR areas:- Gold Beach - Essentially paused within city limits.

Rates have progressively gotten worst since June 15th and with the Fed's confusing stance on pausing raising rates in June BUT, "oh wait, we likely will raise rates again 2 times in the future"; it certainly does not help.
