Do you let the tenants suffer in 95-100F heat in Texas?

Balloon framing was designed to "chimney" out the heat.

The old carport had been converted into an addition and was now heated and cooled and considered livable space.

We are looking at a 30-unit built in the 1960's, and the current building is set up with two oil boilers, one for the hot water, and one for radiator heat.

The lease reads: "Services: Water, Electricity, Heating Oil (up to 1,100 gallons), internet."

One risk that we have identified are that the heating systems are very old (27 years), and we are apprehensive about their reliability.

I've been managing for 10 years, and I only hire a plumber if the the furnace is not making heat, or there's a burst pipe.
