A few other reasons I like build to rents vs. typical rentals: they attract great, well qualified applicants, they usually bring 2 year leases, we're able to incorporate the details important to us into the home for aesthetics and durability, everything of of course is new, so a lot less maintenance calls, last - they require a lot less effort to manage relative to more common rentals.  

I wouldn't go high end but it has to be somewhat durable.

I know that most landlords avoid this route but I heard it provides stable cash flow and less evictions required but you need to make the property pretty durable.

So, my goal is to renovate it to be a durable and easily maintained structure, almost commercial style.

Later we would use the same tile in our rentals (for durability) and add darker grout (beige or brown again 🙂) for less staining from resident wear.

However, property managers may need to consider the practicality and longevity of the flooring, often opting for more neutral and durable options that are easier to maintain.

Prefab homes from the builders I mentioned (and many others around the country I'm sure) are building for permanency and durability.

You would not normally find it in too many interior finished spaces (except flooring backing) becausee its purpose is to be durable.
