Just focus on making your place inherently fun to book on its own (in other words get professional photos of your place kitted out with: game rooms, pool table, shuffleboard, darts, air hockey, big buck hunter, nice appliances, Big screen TV's comfy beds, welcoming interior decor, etc.)

Also, since I am using an interior decorator and spending on kitchens and bathrooms mostly, I believe I should get most, if not all, of those money back as equity.So, in 2024 I will move into my dream house and rent out my condo, having had a great time designing and improving my dream home.  

IMO it takes very little expertize to construct or decorate in the "modern-contemporary" aesthetic.

I recently closed on a riverfront home with boat dock (Cumberland) which has been professionally furnished / decorated & ready for launch on Airbnb.

I'm struggling to find a contractor to repair an exterior millwork decorative cornice on a historic property in the Newburgh / Beacon area. 

I’m happy to say that while we’re still learning, our home is performing well. we bought in March, cleaned and decorated etc and launched our rental program with Evolve in May (5/24/19).

Patrick Philip , my friend the choices can be infinite but,it should indeed be narrowed down.If you are rehabbing for flipping,you should use the best flooring you can afford and is appropriate for the neighborhood( don't overbuild and overspend).Carpet(bedrooms only)and cheaper laminate is for rental properties while something special like engineered hardwood,high quality tiles,or whatever the neighborhood enjoys the most is best for flips.I would seriously consider hiring an interior decorator who is fully familiar with the types of properties and neighborhoods you wish to invest to take you shopping and show you what color schemes go well together and what fixtures are popular and affordable for your business.You only need them once at it shouldn't cost you more than a few hours consultation fees.

Look at pricing (use a software like Pricelabs, see who you're competing w/ on Airbnb, etc), professional photos, potentially even decor/design to make it more appealing. 

Purchase price is $264,900 (appliances are included) but we would need to furnish/decorate on our own.
