I am sure you already have but I would sternly let your loan officer know that this is a huge detail that they missed but help refine their craft by giving them constructive criticism. 

Investing is a craft, not just some formula.

Property values have really shot up here due to an emerging craft brewery scene and other gentrification.

Good coaches make coaching their craft and they learn as much as they can about the topic they coach.

Different attorneys in NC have gone different routes in how they have responded to the ethics opinion, and you'll likely find if you speak to multiple attorneys that they'll have slightly different ways of recommending that you craft your contract if you are looking to assign.

They set a false expectations for the sellers and market the community just like any other multifamily property.I am not saying a new agents can't work through transactions but I am saying that unless you or your broker know what they are doing and you can give competent advice, don't take the listing.Learn your craft and put in the time it takes.

They will talk of sharp increase to housing prices and labor shortage, but speak nothing of those actually in the industry enjoying the benefits of unlimited demand for their craft. 

@Julian Drew in addition to the great info the others posted, your model for crafting a multi-residential out of the structure is pretty common for the AirBNB folks.
