It's a great way to dive into OOS investing while building your trusted team.

We have always had the philosophy that if we rehab our properties to a quality level, we will get higher rents, better tenants who take care of them, and we will improve the neighborhoods we invest in. 

My goal is to have a primary in the main level plus a powder room.

Most Helocs carry a higher rate and over a shorter term where as a Mortgage offers a lower rate over 30 years for the lowest payment.You might have a low first rate and not want to refinance but trust me the blended rate between a low first mortgage and a High rate Heloc tends to have a higher payment.

But if you have enough room to expand the warehouse portion of the pemb, the topo is level, not hitting on a setback or ROW, an easement, etc…..then why not expand?

They have remained at higher than typical levels for much of the year.

I could not get a straight answer from anybody at the City level, I got three different answers from three different folks within 10 minutes of each other via email.

I tend not to trust Facebook reviews, but you never know.   

If your unsure, hire a plumber as others have suggested, pipes are never level and your going to have water pool in low points which will freeze and bust the pipe.
