Hi, I’m trying to decide whether I continue to actively invest in single-family (or small multifamily) long-term rentals or invest with a multifamily syndication.

Looking for some understanding about because of my planned exit strategy.I have some questions about: 1> Cash Out Refi LTV: Single assets versus multiple properties2> Terms and best practices:3> Utilizing a Realtor4> Personal Guarantees: Stabilized/ Performing vs Personal creditSet up:Utilizing non amortized seller financing to acquire the property @ 35000/60 months.Rehab Estimates are not in in yet the property.

One of my clients recently purchased a 4/2 single family house that was positive cash flowing, hit the 1% rule, and was able to execute a full cash out refinance so it was a clean BRRRR!

It doesn't make sense for an individual investor to buy  single large box tenant for a really high price.

Fast forward to today and one of those existing STR's has become a nuisance to the neighborhood and so the HOA board is planning to ban all STR's using what they believe are provisions in the CC&Rs to justify it and have consulted an attorney to validate the legal standing on implementing this ban.The CC&Rs were written in 1998 (before STR's was even a thing) and have these sections being cited by a couple members of the board as justification for banning the rentals (note there is not anything explicit about STR's in the documents)Section 1 – Single Family Residential – states in part, “… Lots… shall be used for no purpose other than residential purposes.”

This single-family property, acquired in June, is a key piece of a visionary development in Morganton.

How do I educate and reach the young(ish) professionals on the value proposition of these kind of "starter homes" to build equity, learn property management and save a ton of money relative to single unit purchases?
