Investors some times have to walk a gray line in real estate investing as they are trying to negotiate the best deals for themselves, but at the same token being in full disclosure compliance.

Hopefully the cares act doesn't have a gray area for people just loitering around after their lease.

Still a little gray, but that at least gives us a better idea of what regular means.I can't imagine you have more than an hour or two a month of "work" related to the actual rental if it is a traditional long-term rental and not an STR. 

Floor and Decor in Florida has 39 Cent /sf beige tile, and 59 cent /sf gray tile that works every time in our rentals.  

Color choices are essentially the same I have in my home -- we use Sherwin Williams "spare white" which is a really nice, light gray color and it makes trim, cabinets, and appliances absolutely POP. 

I use Quail Ridge for my bedrooms and family rooms - it's a gray.

And as far as your results being out of date on your desire for a 7CAP @Spencer Gray is right about the market as a whole, but there are still a lot of ways around that problem.

I'm NOT an attorney but I understand Ohio Land Installment Contracts pretty well and I have over 30 years of experience with them as both a buyer and seller.There is a gray area that you'll need an attorney to sort out because if it "hits the fan", the following may matter.
