Guidance on BIRT and NPT taxes is very limited and as the transactions get more complex compliance becomes challenging. 

This is a pretty broad question, but do I have in investors out there who would be interested in possibly becoming capital partners with a large complex in the Kansas City, MO area?  

Now I'm ready to take the next step into a midium size complex but I can't find anything that's within my comfort level.

This is a 5 Story appartment complex outside downtown.First story is commercial businesses leasing out.Second story are 4 apartments all leased, I haven't seen anything but the hallway but they look very nice.3rd 4th and 5th are gutted.The whole thing is going for about $310,000I'm guessing conservatively that the current monthly income is around $4000.

They have been rented in this complex for $825-$850.

Anything larger or a reasonably sized apartment complex is not that common.That said, we do have lots of pretty large MFR communities in South Bend and Mishawaka so there is a tenant pool for that type of housing.

At this point, we feel they are expecting everything to feel brand new (their previous apartment was in a brand new complex) and it just won't feel that way in a house that was built in the 1960's.

Within the past 1-2 years huge apartment complexes have been built and currently more on the agenda.  

For the bigger complexes though it may be easier to get their phone number since it's an office/corporation generally.

The realtor kept mentioning apartment complexes, like 4 unit places as the way she thinks would be a better option.
